Residential property sector report – Fire proves gold

1. Policy challenges:
– Restrict credit growth for the property sector.
– Issue ID number for each property product.
2. Macroeconomic challenges:
– Rising interest rate.
– Rising input costs.
3. Supply-demand imbalance: The supply of commercial housing is expected to increase but will be concentrated in the high-end segment, while demand is mainly in the affordable housing and social housing segments.
The market is expected to filter out weak developers and create opportunities for leading companies with large land bank, projects in prime locations with clear legal status, and good financial position, which are prioritized for credit approval by banks.
The Ministry of Construction is drafting a Resolution on piloting the development of affordable commercial housing. This is considered a “hybrid” segment between social housing and commercial housing, helping to increase supply, address the real housing needs of middle-income people, reduce supply-demand imbalances, and contribute to a more stable and sustainable market development.
